BSP Skypark is proud to be the first high-rise development in the budding township of Bandar Saujana Putra, Puchong. The property, launched in January 2013, is the venture of LBS Bina Group who employed Utuh Sejagat to overview the development.
Supporting the government’s initiative to increase home ownership among Malaysians, LBS offers multiple incentives to appeal to their main target market; first time home buyers and young families. Among their offerings are a waiver on legal fees for sale and purchase agreements (SPA) and deed of mutual covenants (DMC), DIBS for first 100 units, an 8% rebate per unit and a one year free service charge.
BSP Skypark is built on 5.36 acre of leasehold land in Bandar Saujana Putra. The township is relatively new with many projects being in the developing process. SBP Skypark will be the first high-rise building in the area with Skypark 2 and Skypark 3 are rumored to be already set in motion. Property investors predicted that this property will have the same success rate as downtown Puchong, whose success was doubted 15 years ago. Along with its neighbors, Dijaya Township and Bandar Rimbayu, Bandar Saujana Putra will provide a steady ripening process to its town.
The BSP Skypark is scheduled for completion by 2016. In line with the development, LBS has also multiple plans to be laid out in Bandar Saujana Putra. At the moment, the outline of primary and secondary schools have been set in motion, as well as a shopping mall that will provide a major supermarket, grocery and merchandise retailer for its residents’ convenience. MAHSA University and Hospital, that will accommodate 20,000 students, is also scheduled for completion by 2016.
In terms of accessibility, the township that housed BSP Skypark has immediate access toSKVE and NKVE and surrounded by LDP and KESAS. With these highways, a drive to KLIA is only 20 minutes away. A trip to Putrajaya and Cyberjaya will take approximately 15 minutes and likewise for a trip to Subang Jaya, USK and Puchong area. Meanwhile, Putra Heights is a short 5-minute drive away.

Analysis

With detailed planning and time, it is inevitable for BSP Skypark to achieve success. The Saujana Putra township is a relatively new area, like fine cheese, it needs time to mature and ripen. Many of prospective buyers are wary of this property because of its lack of amenities and convenience. However, those with visions and sharp minds can already foresee the triumph it will encounter.
At the moment, Bandar Saujana Putra still have a few flaws to its name. The current residents complain about the poor mobile phone service, absence of schools, poor-conditioned roads and lack of public transportation. However, these setbacks can still be fixed. Again, the root of these problems is its newness. BSP Skypark is scheduled for completion in 2016. During that time, many plans and developments are taking place. New shops, banks, petrol stations will eventually come in. They aren’t at the moment because the area is still new with low-density, hence, lack of demand.
At the price of approximately RM368 psf, many would be intrigued by the offer. However, a glimpse of the landed property nearby will tell you that a single-storey unit similarly shared the same price tag. Therefore, one may want to do careful deliberations whether they prefer to use the facilities offered by the serviced apartments more than the chance of having landed property.
