Hijauan Puteri, Bandar Puteri Puchong

Hijauan Puteri is a project by Flora Development which is a subsidiary of IOI Properties. It is located in Bandar Puteri Puchong, a freehold condominium built in the heart of Puchong surrounded by easy access to all amenities. It is expected to be completed by November 2013.
Hijauan Puteri consists of 280 units spread out over 2 blocks and 17 floors, giving the place a density of 8 units on each floor. Each unit is 915 sf which might be a bit tight for some individuals liking, with 3 bedrooms and 2 bathrooms. However due to its location the price of each unit is now selling for approximately RM450,000 in spite of the low launch price of as low as RM301,800.
Hijuauan Puteri provides its residents a balcony for each unit which provides the luxury to residents of drying their clothes in the natural sunlight by day, and lounging in it by night to enjoy the night air. Analysis

Flora Development is a real estate development company based in Puchong, which was incorporated in 1994. It operates as a subsidiary of IOI properties which was voted as the top 10 developer by The Edge for 6 consecutive years from 2003-2008.
The human density in Puchong is quite high, resulting in a bad traffic snarl every morning and evening during the rush hour. Unless one’s office is reachable by one of the less congested highways, residents must expect to leave their house at a much earlier hour than they usually would. Off peak hours during the weekends will be smooth and snarl-less, but the same cannot be said about the weekdays.
For investment purposes, the appeal is definitely there as Puchong is undeniably the centre of many access roads and amenities. However there are long standing Puchong residents who have voiced their concerns over the units not being worth the price paid as some of the units overlook the Indah Water plant while other unfortunate units overlook a graveyard.
However all the units are sold out, therefore this may not be a concern at all. Many people have decided to settle in Hijauan Puteri as properties in a prime area such as Puchong are generally above RM500,000 while Hijauan Puteri is still below the half million mark.
