The company always emphasizes on design, quality, pricing, delivery and customer service which then leading it to the achievements and expansion plans. Besides Atmosfera, there are other projects from this developer namely Villa Park in Taman Bukit Serdang, Villa Pavilion in Seri Kembangan, Villamas in Bandar Puchong Jaya.

Analysis

As the developer of Koi Tropika is somewhat new and not many people have heard of it, there is certainly some level of risk associated with it when one purchases a unit. When this project was launched, many property buyers were attracted to the 10% rebate and certain free items such as imported kitchen cabinet, lighting fittings and fixtures, two air conditioning units, iron grills at the entrance and dry yard and many others.
However, when the keys were handed over to owners, they were left with disappointment as most of the units’ interior finishing was not satisfying. Among the quality issues discovered were uneven wall and ceiling surface, hollow tiles, water leakage and cracks on the wall. For a newly bought property, it is definitely not pleasant to find your property in such a condition. Furthermore, one would also need to fork out extra money to renovate or rather rectify the poor quality of interior’s finishing.
Koi Tropika’s four blocks of residential units have an uncommon colour scheme and design. They are painted in brown color with white dots. Some believed that the dots signify wealth or Koi (which is according to the name of this apartment). However, there were many comments that the color combination does not look pleasant at all. Apart from that, Koi Tropika is also surrounded by kampung or village houses. In other words, there could be future developments coming up in the area, which could possibly block the property owner’s view.
Koi Tropika is a high density development. With 1,000 units, the club house is deemed to be too small to accommodate the number of property owners and their families. Most high rise developments come with at least one car park per unit. However, for Koi Tropika, some units come without car park and the owners had to purchase a car park separately. Due to limited parking bays, many residents were forced to park their cars outside along the road side.
Between September and November 2007, there were reports in local dailies on 11 break-ins at Koi Tropika. The residents had lodged police reports on their lost, but no action was taken. Many residents also believed that there were many other break-ins that had gone unreported. Even the convenience store which is located opposite the management office was also broken into before. If one is seeking for an affordable property to invest or stay, Koi Tropika could be a suitable one. However, this property is definitely not suitable for those who stress on security, density and aesthetic.

Flora Development is a real estate development company based in Puchong, which was incorporated in 1994. It operates as a subsidiary of IOI properties which was voted as the top 10 developer by The Edge for 6 consecutive years from 2003-2008.
The human density in Puchong is quite high, resulting in a bad traffic snarl every morning and evening during the rush hour. Unless one’s office is reachable by one of the less congested highways, residents must expect to leave their house at a much earlier hour than they usually would. Off peak hours during the weekends will be smooth and snarl-less, but the same cannot be said about the weekdays.
For investment purposes, the appeal is definitely there as Puchong is undeniably the centre of many access roads and amenities. However there are long standing Puchong residents who have voiced their concerns over the units not being worth the price paid as some of the units overlook the Indah Water plant while other unfortunate units overlook a graveyard.

With 12 apartment units and 3 lifts per floor in each block, The Zest seems to be in the range of a high density development. Even though each unit comes with 2 parking bays in the podium car park, many potential property buyers doubt that there would be adequate parking space as this is a mixed development with commercial units. Apart from that, the earlier mentioned density issue would also be affected by the commercial units which would definitely have an effect on the traffic flow around the area.
Basically, there are five types of layout plans to choose from at The Zest. However, when comparing the layouts, there seems to be not much of difference between them. All five types of layout plans come with 3 bedrooms and 2 bathrooms. Nevertheless, it is noticeable that bedrooms 2 and 3 are quite small even though the master bedroom and living room are quite spacious.
From the layout plans, it is also obvious that the developer has adopted the “open kitchen” concept for all of the units. This concept may be the latest preferred designs but it is not practical to property owners who always cook. In other words, some property owners are expected to convert the yard into a wet kitchen to cook as a more practical method to prevent the smoke from kitchen from entering the living room and bedrooms.
All 12 units on each floor of The Zest share a common corridor, with type B, C, D and E units facing each other’s main door. So, some property owners would not enjoy much privacy as their neighbor from the opposite unit could easily see the interior of their unit when the main door is opened. This may not be a serious issue to some property owners but to those who are more of an individualistic character, this would definitely be a factor to consider.
There have been reports that the local government is planning to build an LRT station at Bandar Kinrara. The actual location of the LRT station was said to be located exactly opposite The Zest. This is definitely good news to public transportation users. However, potential property buyers of The Zest should seriously consider the noise pollution as well as increased traffic flow / traffic congestion at the area when the LRT station is constructed and open to the public.
Currently it may still be too early to determine whether The Zest is a good buy or not as the construction progress is still slow at the moment. However, as one looks at the selling price with consideration that this is a freehold development which comes with full condo facilities, this property could possibly be a good buy for property investment. Furthermore, with easy accessibility and nearby public amenities (including the proposed LRT station), there is high chance for steady rental returns in the near future.

Koi Kinrara is a serviced apartment located on the Kinara side of Bandar Puchong Jaya. It is a large development located on freehold land, comprising of 1000 units, all of which are competitively price. The developer is Lingkaran Naga.
There are 4 towers at Koi Kinara as part of this development, however only 2 of these phases are currently available for sale. 1 tower has already been completed, and comes in 3 different type of built-up sizes – 908, 1,056, and 1,405 sf. The starting launch price was RM147,000.

The layouts are pretty much the same, except there is only a minor difference in the location of the rooms. The prices range from RM250,500 to RM793,500. This tower is expected to be completed in 2012.

Location wise, it is easily accessible to the LDP, KESAS, Elite, and NPE highways. Analysis
Koi Kinara in Bandar Puchong Jaya are competitively priced for serviced apartments. In addition, it is jam packed with facilities and is also located nearby Puchong’s township amenities such as universities, shopping malls, and more. The maintenance fees at RM0.15 psf are also reasonable.
On the other hand, there are 1,000 units which makes this a high density complex. In addition, car park space is a potential issue as only those staying in the higher levels have a covered car park, while those staying in the lower levels only have an open car park space (i.e non-covered). Another negative of Koi Kinara is that there is talk that a local school nearby may turn into a cemetery, and that some report that it is also near sewerage tanks which could account for the highly competitive price tags for these units.
